Getting to Ebbsfleet — Roads and Rail

Ebbsfleet is exceptionally well connected. The A2 runs right through the area, and Ebbsfleet International Station sits alongside it — the station itself is on the HS1 line with direct services to London St Pancras in about 17 minutes. It’s also a departure point for Eurostar services, which makes Ebbsfleet one of the most accessible spots in North Kent.

By road, the A296 links Ebbsfleet south to Swanscombe, and the whole development sits within easy reach of the M25 via the Dartford Crossing. For me, Ebbsfleet is about as close as it gets — Greenhithe is just the other side of the Springhead Road junction.

Ebbsfleet Homes and New-Build Heating Systems

Ebbsfleet is unlike most of my other coverage areas — this is a brand-new garden city being built from scratch, and the housing stock reflects that. The vast majority of properties here are recent builds, with construction ongoing across multiple phases of the Garden City masterplan.

New-build homes in Ebbsfleet mostly come fitted with modern condensing combi boilers — typically Worcester Bosch, Vaillant, or Ideal — and in many cases underfloor heating on the ground floor alongside radiators upstairs.
