Annual Boiler Servicing Across Gravesend

I’m George Lane, a Gas Safe registered heating engineer (No. 515374) based in Greenhithe. I’ve been servicing boilers across Gravesend and the surrounding area for over 20 years — from flats near the town centre waterfront to detached houses out in Shorne and Cobham.

An annual service is the single most useful thing you can do for your boiler. Not because I’m trying to sell you a visit — but because I see the difference between boilers that get regular attention and those that don’t. The neglected ones fail in January, cost more to fix, and often need replacing years earlier than they should.

A standard service is £120 inc VAT. Most of my Gravesend customers are on an annual reminder, so they don’t need to think about it.

Standard Service vs Full Service — What’s the Difference?

I offer two levels of service, and it’s worth understanding what each covers so you can choose the right one.

Standard service — £120 inc VAT

This covers all the essential checks: flue gas analysis, gas pressure verification, safety device testing, heat exchanger inspection, condensate trap clean, system pressure check, and full documentation. For a boiler that’s been serviced regularly and is in good shape, this is all you need.

Full service — £265 inc VAT

The full service goes further. On top of everything in the standard service, I do a deep clean of internal components, a more thorough strip-down of the burner assembly, a detailed heat exchanger inspection (important in hard water areas like Gravesend where limescale accumulates faster), and extended system pressure and flow testing. I’d recommend the full service if your boiler is over 8 years old, if it hasn’t been serviced in more than two years, or if you’ve had any issues with efficiency or reliability.

Boiler and unvented cylinder bundle — £180 inc VAT

If you have an unvented hot water cylinder alongside your boiler, I can service both in the same visit for £180 inc VAT. Unvented cylinders need annual inspection too — it’s a safety requirement — so bundling them makes sense practically and saves you a separate call-out.

What I Check During Every Service

Whether you book the standard or full service, every visit includes a thorough inspection. Here’s what I work through:

  • Visual inspection — Looking for signs of corrosion, leaks, damage to casing, and condition of the flue terminal
  • Flue gas analysis — Testing combustion efficiency; this is where I see how well the boiler is burning and whether there are any safety concerns
  • Gas pressure verification — Checking both inlet and working pressure are within manufacturer specification
  • Heat exchanger inspection — Particularly important in Gravesend given the hard water; limescale on the heat exchanger reduces efficiency and can cause overheating
  • Burner and electrode check — Cleaning the burner, inspecting the ignition electrode and lead
  • Safety device testing — Verifying overheat thermostats, pressure relief valves, and gas valve operation
  • Condensate system — Cleaning the trap and checking the condensate pipe routing; external runs can freeze in winter and cause lockouts
  • System pressure check — Topping up the system if pressure is low and checking for signs of a leak
  • Seals and gaskets — Inspecting for wear, replacing if needed
  • Service record — I complete documentation for your warranty records and note anything that needs monitoring

At the end of the visit I’ll give you a straightforward summary of what I found. If everything’s fine, I’ll say so. If there’s something to watch or a part that’s showing wear, I’ll tell you honestly — no pressure, no upselling.

Boiler Brands I Service in Gravesend

I work on all the main makes and models installed across the area. The most common brands I see in Gravesend homes are:

Worcester Bosch — The Greenstar range is widespread across Gravesend, particularly in properties built or refurbished in the last 15 years. Solid boilers that respond well to annual attention.

Vaillant — The ecoTEC range is common in newer builds and recent upgrades. I work on the full ecoTEC range including plus and exclusive models.

Baxi — Frequently installed in period properties and ex-council housing across DA11. The Duo-tec and Platinum models are ones I service regularly.

Ideal — The Logic and Logic+ are probably the most common mid-range boilers I see across Gravesend. Straightforward to service and generally reliable when maintained.

Glow-worm — Common in some of the older terraces and bungalows, particularly in Northfleet and the DA11 borders. I still see the Ultracom range in service and keep up with the newer Flexicom models.

Potterton — The Titanium and Assure models appear in a range of properties across the area. Less common than Ideal or Worcester but I service them regularly.

If your boiler isn’t one of these, don’t worry — I work on all makes and models. Older boilers and less common brands are fine; bring the model number when you call if you’re not sure.

Why Boiler Servicing Matters More in Gravesend

Gravesend’s location on the Thames estuary creates conditions that are harder on heating systems than many people realise.

Hard water and limescale. The water in this area is notably hard. Over time, limescale deposits build up inside the heat exchanger — the part responsible for transferring heat from the burner to your water. A furred-up heat exchanger makes the boiler work harder, costs more to run, and will eventually cause overheating and failure. I check for this at every service and advise on inhibitor treatment to slow the build-up.

Damp riverside air. The proximity to the Thames means Gravesend properties are exposed to damp air year-round. This affects external flue terminals — particularly on older boilers — and can accelerate corrosion on exposed pipework. In waterfront and riverside properties, I pay close attention to the flue condition during every service.

Condensate pipe issues. Modern condensing boilers have an external condensate pipe that can freeze in winter, causing the boiler to lock out. Properties with limited internal routing — common in older Gravesend terraces — often have longer external condensate runs that are more vulnerable. During a service I check the routing and can advise on lagging if the pipe is at risk.

Older property stock. A lot of Gravesend housing dates from the Victorian and Edwardian era, particularly in the town centre, Northfleet, and Rosherville. These properties often have older heating systems with long pipe runs, gravity hot water circuits, or system boilers connected to vented cylinders in the loft. I’m familiar with all of these configurations and know what to look for during a service.

Properties in Shorne and Cobham. The larger detached homes in these villages often have more extensive heating systems — multiple zones, underfloor heating on extensions, or larger heat outputs. These benefit from a full service given the greater complexity and the cost implications of any breakdown.

Landlord Gas Safety Certificates in Gravesend

If you’re a landlord with a property in Gravesend, you’re legally required to have a gas safety check carried out every 12 months by a Gas Safe registered engineer. I carry out Landlord Gas Safety Record inspections — commonly known as CP12 certificates — across all my service area.

An annual boiler service and landlord gas safety check can be combined in a single visit. I’ll service the boiler and complete the gas safety record for the property. The certificate covers all gas appliances in the property, not just the boiler — so if there are gas hobs or a gas fire, I’ll check those too.

Landlords in Gravesend with multiple properties: I service several rental portfolios in the area and can coordinate visits to minimise disruption to tenants. Call me to discuss scheduling if you have more than one property to cover.

Areas I Cover Across the Gravesend Postcodes

I cover all of DA11, DA12, and DA13 — here’s a more specific breakdown:

DA11 — Gravesend town centre, Northfleet, Rosherville, Windmill Hill The core of the town, including the waterfront, the terraces around Windmill Hill, and the Northfleet border. A mix of period housing, inter-war semis, and post-war social housing. I’ve worked in most streets across this postcode over the years.

DA12 — Shorne, Singlewell, Riverview Park, Istead Rise, Chalk Singlewell and Riverview Park are predominantly estates built from the 1960s onwards — a lot of Ideal and Baxi boilers in these areas. Chalk is a smaller village just east of the town. Shorne is a quieter residential village with predominantly detached and semi-detached properties.

DA13 — Cobham, Sole Street, and the surrounding villages These are the more rural properties in the coverage area — larger homes, often with more complex heating systems. Some properties here have oil rather than gas, but many converted to gas in the 1990s and 2000s. I cover gas-fired boilers in DA13; oil boilers are outside my trade.

Being based in Greenhithe, I’m well-placed for all of these areas. Most Gravesend addresses are 15 to 20 minutes from me, so I can offer appointment times that fit around your day without a long wait.

Why Service Your Boiler Annually?

Prevent breakdowns. Most boiler breakdowns I attend could have been prevented with regular servicing. Small issues caught early don’t become big (expensive) problems.

Maintain efficiency. A poorly maintained boiler uses more gas. A simple service can improve efficiency and reduce your energy bills.

Stay safe. Gas boilers produce carbon monoxide – a deadly gas you can’t see or smell. Regular servicing ensures your boiler is burning safely.

Keep your warranty valid. Most manufacturers require annual servicing to maintain your warranty. I’ll give you proof of service for your records.

Landlord certificates. If you’re a landlord, you’re legally required to have an annual gas safety check. A service covers this requirement.

Fair, Fixed Pricing

A standard boiler service is £120 inc VAT. If you want the full service — a more thorough inspection with a deep clean of internal components — it’s £265 inc VAT. If you also have an unvented hot water cylinder, I can service both together for £180 inc VAT. All prices are listed at thamesboilers.co.uk/prices.
